JUST SOLD: 375 Distribution Circle in Fairfield, Ohio

We are pleased to announce the successful sale of 375 Distribution Circle in Fairfield, Ohio for $29.05 million; marking an important milestone in the execution of our investment strategy.

EIP partnered with Raith Capital to recapitalize 375 Distribution Circle in September 2023 as part of a two-property portfolio transaction. The partnership identified the opportunity to unlock additional value from these assets through a strategy that included significant capital improvements and renewal of leases. The sale of the Fairfield asset represents the first phase of a planned portfolio exit and demonstrates our ability to identify opportunities, create value throughout the ownership period, and successfully monetize investments at the right time.

The sale of Fairfield also represents the successful completion of the first step in our two-part exit strategy for the portfolio.
