Initial Acquisition and Property Development

In 1999, EIP purchased the vacant property at 495 Woburn Street. Recognizing its potential, EIP decided to separate the site into two parcels, leading to the development of a 126,000 square foot build-to-suit facility on 515 Woburn Street. The state-of-the-art facility was designed to cater to the needs of a warehouse and office user, with Interstate Electric becoming the occupying tenant. EIP still owns this facility today, a testament to their ability to create enduring and valuable properties.

Strategic Portfolio Sale

In 2007, EIP made a strategic decision to sell the 495 Woburn Street property as part of a portfolio sale. This astute move resulted in a premium return on investment, showcasing EIP's keen eye for market opportunities.

Re-Purchase and Complex Environmental Challenges

In 2019, EIP identified a unique opportunity to re-purchase 495 Woburn Street at a market discount. The property, though primarily vacant, presented complex environmental challenges as a brownfield site. Undeterred, EIP capitalized on their familiarity with the site conditions and engaged a team of expert third-party consultants, including GZA GeoEnvironmental, Inc., to tackle the environmental complexities.

Development Approval and Build-to-Suit Lease

Through meticulous planning and collaboration, EIP secured development approval in 2019. Subsequently, they structured a 20-year lease agreement with Home Depot for a 715,000 square foot build-to-suit distribution center. The completion of the construction was a milestone achievement, and Home Depot began occupying the building in the fall of 2021.
