North Bedford Street
Equity Industrial Partners (EIP), a leading developer and operator of industrial and office assets, has completed a transformative infrastructure upgrade at 600 N Bedford Street in East Bridgewater, Massachusetts. This strategic project involved increasing the clear height of 44,100 sq. ft. within a 297,086 sq. ft. facility by over 12 feet—allowing for modern warehousing and logistics operations that meet today’s supply chain demands.
To complete the project, EIP partnered with LifteX, a specialist in roof-raising solutions for commercial and industrial structures. Within just four months—and with the roof lift executed in only two site days—this collaborative effort delivered substantial vertical expansion with minimal disruption to existing tenants.
Project Enhancements Included:
Roof height increases from 16’ to over 28’ clear height
Sprinkler system upgrades
New insulated metal panel enclosures
Loading dock door and racking system installation
This modernization reflects a growing industry trend—maximizing existing infrastructure over new development—to meet tenant expectations while controlling costs and promoting sustainability.
The East Bridgewater upgrade is a testament to EIP’s commitment to strategic reinvestment across its 25+ million sq. ft. national portfolio, with a focus on building performance, tenant satisfaction, and regional economic vitality.
